Stocking Island, Exuma, Bahamas is one of the small islands in the Exuma chain of approximately 365 islands. The island is approximatlely 4 miles long by 1/2 mile wide. The western side fronts Elizabeth Harbor; the eastern side is bounded by Exuma Sound. Stocking island has three interior "hurricane holes" termed "lagoons". These have narrow entrances and are generally protected anchorages. This property borders the most protected lagoon, Turtle Lagoon. It is approximately 15 feet deep with a very narrow entrance. It is inhabited by sea turtles, several species of rays, various marine life, and can be a productive bonefishing location.
This property consists of Lot 4 on Stocking Island. The eastern side of the property fronts Turtle Lagoon with fixed and floating docks. The frontage on the lagoon totals approximately 225 feet .
The harbor side of the property has about 260 feet of waterfrontage, being white sand beach.
The contour of the property rises from beach to an elevation of approximately 25 feet.
Lot 4 is 1.5 acres, with well established landscaping, mature palm trees, bananas, flowering plants and stone walkways.
Buildings and Construction:
The development on Lot 4 consists of 10 separate structures. Most buildings are post and beam construction with heavy pressure treated lumber. Roofs are wind engineered hip roofs treated with "hurricane proofing" elastomeric. Floors are durable Saltillo tile and all foundations are concrete, structually tied to limestone bedrock.
This property is self sufficient with a solar electric system. Two small backup generators, rarely used, are included. All buildings have 110 volt power.
Water is supplied by rainwater collection systems utilizing concrete and plastic catchments. Approximately 4000 gal. of water is collected with each inch of rainfall.
